Tax Billing Information

The Town will mail the Interim tax bill in January with two instalment dates: last Town business day in February and last Town business day in May.

The Town will mail the Final tax bill in July of each year with two instalment dates: last Town business day in August and last town business day in November.

We offer a variety of payment options including pre-authorized payment plans.

Paperless Billing

The Town is offering a simple and convenient way for you to receive your bill. When enrolling for this service, you will receive an electronic copy of your bill in place of a paper bill. Complete the Paperless Billing Registration Form to enroll.

How Your Tax is Calculated

Taxes are calculated by multiplying the tax rate on your tax notice under the heading "RATE", by your assessment on your tax notice under the heading "VALUE".

Property Taxation on Newly Constructed Homes

The Town will issue a bill for property taxes on newly constructed homes after the Municipal Property Assessment Corporation (MPAC)has assessed the new structure value. MPAC is able to assess the new construction for the current year plus the two previous years if it takes that long for MPAC to inspect the property. You will receive a separate tax bill for each year the property is assessed and payment will be due within the year billed for all supplementary bills. If you would like to estimate the supplementary taxes, please multiply the construction value of your home by the tax rate for the respective year.

Late Payment Charges

Penalty charges are added the day following the due date and the first of each month thereafter until paid. Tax penalty rate is 1.25% per month. It is your responsibility to ensure the Town has the correct mailing address. Failure to receive a tax notice does not relieve you from payment of taxes or penalties.
